We have a current opening for a Contracts Manager at our Sacramento, CA office.

The Contracts Manager will report to the Contracts Director, supporting the contract management process including meeting standards for bidding and submission, document management and monitoring compliance with government regulations. The position requires close collaboration and communication with customers, vendors, subcontractors, estimating, project teams and support operations.

Success in the position is achieved through the following duties & responsibilities:

  • Ensure Estimating Department meets contractual obligations for a responsible bid
    • Review front end specs to identify contractual obligations that may increase costs
    • Review of contract agreements/documents, bid forms and necessary documentation, including Addenda and Bid Bonds
    • Ensure good faith efforts are performed as required
    • Perform subcontractor outreach and gather subcontractor compliance documents
    • Provide proposal preparation support
    • Contract negotiations that result in a positive impact for Customers and Project Teams
      • Review and propose edits to new agreements issued from clients
      • Negotiation of terms that protect Royal and incorporate proposal terms and conditions
      • Review pre-negotiated edits to contracts with existing customers and ensure accuracy and incorporation of any project-specific terms
      • Ensure communication of project specific contract information to project teams; front end spec review details, notice requirements, retention and billing procedures, liquidated damages, etc.
      • Subcontract administration that results in a positive impact for subcontractors and project teams
        • Create subcontract and subcontract purchase order template for projects based on contracts with customers
        • Ensure contracts department retains, tracks and organizes all contractual documents with our subs.
        • Proactive collection of outstanding documents needed to pay subcontractors as we receive payment.
        • Train and coach subcontractors on contractual or regulatory requirements as needed
        • Contract and project compliance resource
          • Minority business outreach requirements
          • Public contract code and statutory requirements
          • Labor compliance
          • Insurance and bonding
          • Build relationships internally and externally that promote a positive experience with the Contracts Department
            Supervision Requirement:
            • Supervise one contract department team member


              • 5+ years of related contract experience required.
                • Construction related contract experience in prime and subcontractor setting preferred
                • Knowledge in the field of contract negotiation
                • Understanding of business/construction law and contract law
                • Excellent communication skills, both written and verbal including interfacing with senior level staff members, clients, and subcontractors
                • Must be detail-oriented, organized, and possess strong computer skills
                • Demonstrates problem solving skills and critical thinking skills
                • Able to work independently but have a clear understanding of risk involved and to solicit management's involvement if required
                • Understanding of the appropriate sense of urgency and prioritization in a deadline-driven environment.
